For a custom home design, we’ll schedule a meeting at your home. We’ll discuss your goals and share your ideas, sketches, pictures, or magazine clippings so that we get the big picture of what you envision your new home to be.
Custom home design fees are based on the square footage of the final design. Square footage rate ranges from two dollars per square for screened/covered porches to two dollars and fifty cents for the first floor living space. The rate per square foot of the home, garages and porches varies depending on the style and complexity of the project. An estimate will be worked up after our first meeting.
There is no agreement until the client says there is. At the time an agreement is made an initial payment of 1/3 of the complete estimate is due. Next, Anne will design a preliminary floor plan to review with you. Based on your feedback Anne will make changes as needed. The final drawings will not begin until you have what you want!
Home plans in our region are not required to have a licensed architect or engineer’s stamp. Plan Service LLC provides the final drawings listed below as needed:
1) Foundation Plan
2) Floor Plans (includes electrical)
3) Cabinet Elevations
4) Exterior Elevations
5) Wall, foundation and cornice details
A second payment is due after the floor plans and exterior elevations are designed. Third and final payment is due when the plans are completed. At this time the client receives three (3) sets of final drawings and a USB jump drive
